Our Special Projects team repurposed a vacant senior living facility into vibrant, affordable housing through adaptive reuse—a sustainable approach that dramatically reduced the carbon footprint compared to traditional ground-up construction. Achieving occupancy in just six months, the project preserved and thoughtfully reimagined the existing structure, creating an efficient, sustainable, and versatile living environment for a diverse tenant community—ranging from individuals on fixed incomes to young professionals. “Addressing our nationwide shortage of affordable housing takes creative solutions and collaboration among many partners, and many of these ideas and solutions are born right in our local communities,” Bellevue Mayor Lynne Robinson said in a news release.

Project Highlights:

• Comprehensive Renovation: All 108 homes underwent a full transformation, including converting 18 large studios into spacious one-bedroom homes.
• Enhanced Functionality: Underutilized common spaces were reconfigured to create two-bedroom units with dens, maximizing both occupancy and livability.
• Modern Comfort: Each home was upgraded with fully renovated kitchens featuring state-of-the-art cooking appliances.
• Safety & Efficiency: Extensive building system upgrades included improvements to power, water, fire sprinkler, and fire alarm systems, meeting today’s highest safety and sustainability standards.
