At Rush Properties, we believe that exceptional spaces are built with care, collaboration, and a commitment to continuous improvement. In 2024, we made significant strides in enhancing our properties through a series of capital upgrades that prioritize tenant satisfaction and operational excellence.
These achievements wouldn’t have been possible without the incredible support of our trusted project partners, who worked tirelessly alongside our team to bring these projects to life. From major system upgrades to sustainability initiatives, we’re proud to share the highlights of our 2024 accomplishments:
Roof and Gutter Replacements
At 5801 Soundview, we replaced the original roof and gutters/downspouts on a nearly 36,000-square-foot building. Partnering with Tacoma Roofing, we installed a durable shingle and TPO roof system. Additionally, Looker Asphalt ensured the property’s exterior was in top shape with sealing, striping, and curb repairs. Additionally, we completed another roof replacement at the Palace Law Building in University Place!
HVAC Improvements
Maintaining tenant comfort was a key focus for us in 2024:
● Unit Replacements: At Park Plaza, we replaced a 50-ton air handler unit, marking our largest HVAC replacement to date. We also upgraded an additional ~25-tons of HVAC equipment across properties, partnering with Performance Mechanical Group for seamless installations.
● Controls Upgrades: In collaboration with Air Systems Engineering and Sound Energy, we enhanced HVAC controls at two fully occupied medical office buildings, ensuring efficiency and increasing controls functionality, allowing us to monitor and adjust settings anywhere.
● Cage Installation: To protect ground-level HVAC units from vandalism, we installed durable cages with the help of Air Systems Engineering.
LED Lighting Upgrades
In partnership with Meridian Center Electric, we advanced our energy efficiency goals by upgrading nearly 40,000 square feet of tenant-occupied space to LED lighting. Additionally, common areas in eight properties—both interior and exterior—benefited from these sustainable upgrades.
Parking Lot Enhancements
Safety and accessibility are essential. Over the summer, we worked with Looker Asphalt to complete sealing, striping, curb repairs, and asphalt updates at six properties, including Waterstone and Sedgwick.
Compactor Replacement
At Sedgwick Retail and Medical Office, we installed a 25-cubic-yard compactor with user-friendly features and remote monitoring capabilities, streamlining waste management for tenants.
